GETTING YOUR PROPERTY READY
In order to maximise your rental return, we advise that your property is well presented for applicants. We can offer advice and/or project management services to help achieve this. This could be anything from simple redecoration to a new kitchen or bathroom. We will also help to make sure your property complies with the latest Safety Regulations for Gas, Electricity and Furnishings.
Tenant search
We will negotiate and coordinate with a number of estate agents on your behalf to market your property. This will ensure that you get the best tenant at the highest rent as quickly as possible. XPPM will proactively chase the agents for regular updates and feedback, we will report this back to you on a regular basis with any suggestions on how to take things forward.

ONCE YOUR PROPERTY IS LET
Transfer of utilities
XPPM will notify existing service providers and the local authority of the tenants liability (if appropriate) for the payment of services and council tax during the tenancy.
At the end of the tenancy, XPPM will contact the service companies and request transfer of responsibility back to the Landlord.
Rent collection
XPPM will, if requested, receive rent on your behalf and make demands for rent in the absence of payment. We will forward net rents to your bank and regular rent statements to yourself and/or your accountant.
Payment of outgoings
Where instructed by the Landlord, and where we hold sufficient funds, XPPM will pay ground rents, service charges, council tax, water rates, insurance premiums and any regular outgoings out of the rental income, as and when demands are received.
Repairs, maintenance and replacement
XPPM will attend to the day-to-day minor repairs and maintenance of the property and its contents. We also provide an emergency, out of hours service for all our managed properties.
Property visits and defects
Our management service includes periodic inspections. There is no additional fee for this service, it forms part of our property management service. We find this can help identify issues proactively and deal with them before they become too costy.
